Tenahead comprises:· 

  • Up-market home incorporating Victorian period features including Oregon pine floors and doors, an imposing fireplace, ball-and-claw Victorian baths, a large north-facing verandah, sash windows and a green iron roof.
  • Professional decoration and artwork is along a botanical, hunting, fishing and exploring theme and, together with subtle lighting, gives an ‘old world’ charm
  • Accommodation is for six people in three magnificently decorated bedrooms each sleeping two people (one double and two twin rooms). All bedrooms have spacious en-suite bathrooms with bath and shower.
  • The home is accessed through a large central passage and hall with cloak room
  • Fully equipped kitchen with large breakfast table; services room and scullery to the rear
  • Comfortable lounge with large fireplace, large Persian & Kelim rugs, comfortable wing-backed chairs and a warm atmosphere
  • Dining Room with large dining table seating 10

The value proposition and pricing structure 

Tenahead has historically been rented out by Fred and Jill Steynburg for R250 per person per night. This equated to R1500 per day or R10,500 per week assuming that there are six of you.

Instead of renting, you can invest in long-term lifestyle that makes Tenahead your home.

On the basis that you rented the same home for a two week fishing trip every year for five years in a row you would spend over R100,000 (and the price would no doubt go up every year).

We are offering two more affordable alternatives which enable you to return year after year and use the home as your own. Although you would not have actual title to the property, you would be an ‘owner’ for the period of your choice. It also means that we attract honorable, dedicated and wealthy people who both understand the Rhodes culture and environment and respect this dignified old home for what it is.

Pricing: this equates to about 25% of the cost of renting the home. We believe that this offers excellent value

Securing the weeks: 

This works on a first-come-first-served basis and is based on availability. So far, four out of 11 blocks have been taken; another two are currently being signed up. The choice of when you take your weeks is entirely yours. For example, you could have:

  • Four fixed weeks (i.e. the same week/weeks every year) or
  • Four floating weeks (i.e. booked in advance or used on the spur of the moment) or
  • A combination of fixed and floating weeks (e.g. two fixed weeks and two floating weeks) 

The payment would be once-off. There would be no levies. The only further payments would be for the domestic worker’s tip, linen change and breakages.

There will be certain rules and conditions regulating ownership and ensuring fair play:

  • ‘Ownership’ is non transferable
  • The ‘owner’ of the lease-hold must be present at all times during the stay
  • The house may not be sublet or used for commercial purposes unless authorised
  • Maximum of six people staying
  • Tenahead House rules adhere to
  • Rhodes conservancy rules adhered to
  • Wild Trout Association rules adhered to 

Syndication 

Syndication is allowed to accommodate ‘owners’ who either wish to come together with fellow ‘owners’ or who anticipate using less than 4 weeks per year individually. A maximum of three individuals can syndicate to own one ‘entitlement’ of four weeks (or more, if required). There is flexibility for the ‘owner’ to be either of (up to) three different individuals. In return for the flexibility and divisibility, there is a R10,000 premium on the total price should syndication be chosen.

Clarity on the use of the word ‘owner’For the sake of clarity, the use of the word ‘owner’ in this document refers to the holder of the long-term lease. He or she is the individual (or in the case of a syndicate, the individuals) who is entitled to make use of the home for the entitlement of four weeks for the period of either five or ten consecutive years. The ‘owner’ is not a title-holder. The property is owned by a trust and will continue to be so owned.
